Arlington
Heights & Sugar Hill
Named for the great number of palatial residences built here in
the early 1900's, imagination is the only limitation with these
residences. They are traditionally styled in Craftsman, Mission
Revival and Shingle Style architecture. They extend from Normandie
to Crenshaw, and from Adams to Pico. The lovely William Clark
library at Adams and Gramercy is a marvel of hand-painted murals
and formal gardens, and should not be missed. Prices here average
between $550,000 - $900,000. Bungalows can start at $450,000 and
palatial mansions can sell for $1,000,000 and up.
Windsor
Square, Lafayette Square, Victoria Park Circle and Country Club
Estates
Unknown to almost all but the oldest residents of Los Angeles,
these lovely areas boast residences built between 1910 and 1920
and are some of the most beautiful mansions of the city, rivaling
those of Hancock Park, and at a fraction of the cost. A pleasant
drive around these neighborhoods will put you right back into
the days of the "Great Gatsby". One almost expects to
see Duesenbergs and LaSalles lined up for some elegant garden
party or soiree! As you can imagine, these are very low turnover

North
University Park
NUP has been long considered the prime restoration area within
West Adams. Also, USC has been very active in the redevelopment
and restoration of the homes and neighborhoods surrounding the
campus. North University Park (NUP) still boasts some of the most
beautiful craftsman homes and in particular, Victorian mansions
in West Adams! The proximity to USC lends a collegiate air! Excellent
shopping facilities can be found at 32nd Street Mall. Exposition
Park, the Coliseum, the Shrine Auditorium, and the Convention
Center (and the new STAPLES ARENA) are all virtually within walking
distance. With several of its landmark homes on the National Register
of Historic Places, and large sections designated Historic Preservation
Overlay Zones (HPOZ) North University Park has lots to offer to
its new homeowners. Prices vary between 450K – to over a
million due to large variations of style, size and types of property.

Bungalows
Extending basically from Adams, south to Jefferson, and from Western
to Crenshaw, this area features the wonderful "Artistic Japo-Swiss
Bungalows" which lured so many to California in the early
years of this century. As if to compensate for their cozy size,
the builders loaded these quaint homes with every imaginable built-in
convenience, including fabulous china closets, drop-leaf desks,
window seats, and even disappearing beds! The interiors are magnificent
with beams, rustic fireplaces of stone or brick, and extensive

Adams
- Normandie
Immediately adjacent to North University Park, extending from
Vermont to Western, and from the Santa Monica freeway to Jefferson,
this area features a tremendous variety of large, spacious turn-of-the-century
homes. Dramatic entry halls, sweeping staircases leading to spacious,
airy rooms, rich wood moldings, turrets, gables, and palm-lined
streets all combine to recall Los Angeles in its heyday. The large
number of fixer-uppers make this area a bargain hunter's paradise,
just waiting for your Midas Touch. In addition to the most house
for the money, large parts have been designated HPOZ. Prices here
range from $525,000 to $850,000.
